Aquarama Orlando Resort amenities

The community's independent guide states that the approved plan sets aside about 6.82 acres for amenities within the roughly 288-acre site. That is the most solid data point available: an amenity area exists, with a dimension defined in the plan, and the stated intent is to build a heavily equipped resort. What that area will contain, though, is another conversation, and the guide itself notes that the final program has not been released.

Amenities frequently associated with Aquarama include a clubhouse, resort pools, water slides and splash areas, a lazy river, a restaurant or bar, a fitness center, a gaming lounge, mini golf, sports courts, cornhole space and possible gated access. That list is expectation or concept, not approved design: it derives from the vacation community model Pulte runs nearby, particularly Windsor Cay and Windsor Island, which the builder names as Aquarama's inspiration.

Still undisclosed: the final architectural design of the amenity area, the number of pools, the definitive equipment list, the fees, the usage rules and the delivery schedule. That matters because the resort fee and HOA of a heavily equipped community weigh on the property's annual cost and go straight into the math for anyone renting it out, and because in phased communities the amenity area is usually delivered after the first homes, which affects early-year revenue.
