A real estate portal tracking the community records that there were no active Aquarama listings as of the last check, and Pulte's own Orlando and Davenport page still carries no sales profile for the project with units and pricing. That is what you expect from a community in pre-sales: the builder only opens inventory after settling plans, phases and a price sheet. In the meantime, any listing showing an Aquarama price is either repeating a third-party estimate or confusing the project with another one nearby.

PulteGroup acquired roughly 288 acres in Davenport, near the U.S. 17-92 and Ernie Caldwell Boulevard intersection, in January 2026 for about US$ 51.82 million. The site is approved for up to 1,065 residences. The released plan calls for around 700 single-family homes on lots roughly 40 and 50 feet wide plus about 350 townhomes. That is the ceiling on what can be built and sold there, and it is the firmest number that exists today about the size of the future supply.

Site preparation was tied to 2026 and reportedly has begun. Model homes are expected in late 2026 and the opening was indicated for early 2027. The material carrying that timeline presents it as subject to change, which is normal for a project this size: phase approvals, infrastructure and market pace all move the date. In practice the sequence tends to be grading, model homes, opening a list, and only then releasing lots by phase, with pricing set close to the sale.

In a vacation community opening in this area, the best lot positions and the first phases tend to be absorbed quickly, and buyers who arrive with the decision already made choose better. Worth settling in advance: the investment range that genuinely fits, whether the purchase will be cash or financed, how much down payment is available, whether the home will prioritize rental revenue or personal use, and who will manage the rental. None of that depends on Pulte publishing pricing, and all of it shortens the conversation when inventory opens.
