In the meantime, any listing showing an Aquarama price is either repeating a third-party estimate or confusing the project with another one nearby.

The site is approved for up to 1,065 residences. The released plan calls for around 700 single-family homes on lots roughly 40 and 50 feet wide plus about 350 townhomes. That is the ceiling on what can be built and sold there, and it is the firmest number that exists today about the size of the future supply.

Site preparation was tied to 2026 and reportedly has begun. Model homes are expected in late 2026 and the opening was indicated for early 2027. The material carrying that timeline presents it as subject to change, which is normal for a project this size: phase approvals, infrastructure and market pace all move the date. In practice the sequence tends to be grading, model homes, opening a list, and only then releasing lots by phase, with pricing set close to the sale.
